We recommend that You read these general terms and conditions carefully.
If You book, You simultaneously declare that You agree to the contents of these terms and conditions.
1. Booking
You can check through the website of Casa Willems whether the period is still available. Via our contact form or by e-mail you can then make a request to rent a certain period.
You will then have to supply us with data via a reservation form.
A definite reservation is always made by filling in the reservation form. After receiving the reservation form, we will confirm the reservation.
With this confirmation you will also receive a question with payment method and further relevant information. If you haven’t received a message from us within 5 days, please contact Casa Willems by mail or telephone.
The minimum rental period in the high season (1 July to 15 September) is 7 nights.
2. Option right
You can take an option on the house of your choice. You can take this option via the website, by telephone or by e-mail. You can take an option for a maximum of 2 days. If you do not convert the option into a reservation within these two days, the option expires.
3. Reservation costs
The prices of the properties include reservation costs.
4. Prices
The prices on our website are current. Except for errors and price increases, the amounts should correspond to the amounts mentioned in the confirmation. Please check the confirmation carefully.
5. Payment
The confirmation states that a deposit of 20% of the total amount is required.
This deposit must be paid within 14 days of the date of confirmation.
The remainder must be in our possession at the latest 6 weeks before the start of your stay.
For reservations made within 6 weeks of the start of your stay, the full amount must be paid at once.
We are entitled to cancel the reservation in case of late or incomplete payment.
The amounts paid up to that time will not be refunded.
6. Cancellation
Cancellations must be communicated to us by e-mail.
Immediately after receipt of the written cancellation we will then send you confirmation of your cancellation.
The following conditions apply to cancellations:
– For cancellation from the day of reservation to 42 days before the day of arrival, you will owe 20% of the invoice amount.
– If cancelled from the 42nd day to the day of arrival, the entire invoice amount is due.
If we are forced to cancel our flat, due to any circumstance, the tenant will be notified immediately, and we will immediately refund the amount already paid by the tenant. The tenant will not have any more or other right than to reclaim this amount.
We strongly recommend that you travel well insured. Good travel, luggage, accident and health insurance will protect you from the financial consequences of accidents or illness.
Get proper information about this from your insurance agent.
7. Changes by the tenant
If you wish to make a change to a booking you have already made, you must inform us immediately. We will confirm this change (i.e. change of rental period) in writing, if still possible. The associated costs are always € 30. Changes in rental period are regarded as transfers.
8. Overbookings by the tenant
Changing the rental period is possible up to 6 weeks before the start of the rental period.
Changing the rental period is only possible within 2 calendar months of the rental period booked and only if there is availability. If you wish to change the booking later than the aforementioned period of 6 weeks before the start of the rental period or to a period situated outside the 2 calendar months of the rental period already booked, this will be considered as a cancellation and a new booking and the cancellation conditions will remain in full force (see point 6). The costs for changing the rental period are € 75, which will be added to the rental price.
9. Pets
Pets are not allowed.
10. Care of house and surroundings
Our rented flat is to be occupied with due care and diligence, respecting the tranquillity of the surroundings. If the tenant does not behave as a good tenant or causes serious nuisance or inconvenience to his surroundings, he may be denied further access to the holiday home without claiming a refund of the rent.
Should the tenant cause unexpected damage to the rented holiday home and/or inventory, this should be reported immediately to Casa Willems.
The associated repair and/or replacement costs shall be reimbursed immediately. The tenant shall be liable for any damage caused by him/her or by fellow tenants and possible visitors, even if this is discovered after departure.
11. Water, gas and electricity
The prices listed on our website do not include water, electricity and/or gas, unless stated otherwise. When using air conditioning and/or electric heating, the tenant should use energy sparingly i.e. only use them when the doors and windows are closed.
12. Maximum number of persons
In our flat Casa Willems there is a maximum occupancy of 4 persons.
So this is the maximum number of people that is allowed to stay in the apartment. This number cannot be exceeded under any circumstances, unless you have written permission from us, after prior consultation. If exceeded, the tenant may be denied access to the flat without claiming a refund of the rent.
13. Arrival and departure
You can enter Casa Willems between 15.00 and 19.00 hours and you should leave the apartment on the day of departure at 10.00 hours at the latest.
Other times can only be accepted in consultation with Casa Willems.
Other check-in and check-out dates can be discussed if this is possible with a surcharge (calculated on the period).
During your stay, you should keep the apartment clean and do your own laundry. The rented accommodation must always be left “broom clean” at the end of your stay. Crockery and accessories should also be returned clean to the cupboard and only the last items of laundry should be left dirty. If more linen is left behind, the extra washing will be deducted from the deposit.
14. Other costs
A compulsory final cleaning must be paid. The price for this is EUR 105.
A deposit of EUR 300.00 must also be paid. This will be refunded by bank within 1 month after departure, after inspection by the manager, after deduction of any damage, consumption of electricity or other costs, and after the tenant has completed the evaluation form.
15. Liability
Liability upon booking:
The person who books a trip, also on behalf of other participants, is jointly and severally liable for all others he registers. Subletting or re-letting of accommodation is not permitted under any circumstances.
Tenants use the accommodation and all appurtenances at their own risk. Under no circumstances can the owner/lessor be held liable for any inconveniences and/or other consequences resulting from the use of the accommodation.
Construction work
Many holiday destinations are under continuous development. However, the accommodation provider will minimise any inconvenience. Work may also take place outside your complex, such as road works on local facilities or the construction of a new building.
As a rental organisation, we have no influence on these works and do not accept liability for them.
Noise pollution
Noise pollution standards are more tolerant than in Belgium. The accommodation provider has very limited influence on the noisy behaviour of fellow holidaymakers.
Standards and values
A holiday abroad means different people and customs, a different culture, different climate, different food, different from home. This is one of the attractions of holidays, but it is also an aspect to consider. Local customs and habits are sometimes not common in Belgium, but no less valuable for that.
Pests
In many holiday destinations with a warm climate, these unwanted visitors are common. This cannot always be 100% ruled out. If you spot them, report them as soon as possible. Often insecticides will be used to control the pests. Nevertheless, we will limit their use as much as possible, as they are harmful to people and the environment.
Water and electricity supplies
Water is scarce at many of our destinations. It is therefore possible that you will have no water during certain parts of the day. The rental organisation cannot be held liable for the consequences of this.
Casa Willems bears no liability for:
– Theft, loss or damage, of whatever nature, during or as a result of a stay in your rented holiday apartment.
– The failure or rendering inoperative of technical equipment and failure of electricity and/or water.
Use of the rented property by the tenant is entirely at the tenant’s risk.
16. Complaints
We do our utmost to take care of all our guests’ holidays down to the last detail. Nevertheless, there may unexpectedly be a hitch in the implementation. For a proper execution, we remain partly dependent on our third parties.
Should tenant unexpectedly have complaints during his stay, then this should be passed on to Casa Willems without delay. We will then try to resolve the complaints as quickly and as well as possible. Should this not be resolved to the satisfaction of both parties, the complaints should be confirmed and explained in writing as soon as possible, but at the latest within 14 days after the end of the rental period.
